Summary

This application covers landscape and site improvements on the bluff-top grounds of the hotel at 2555 Price Street in Pismo Beach, formerly the Shore Cliff hotel. According to the City's staff report, the property is under new ownership, is being combined with the adjacent hotel at 2411 Price Street (formerly Pismo Lighthouse Suites) and is being rebranded as Pacific Point Resort. The applicant is Pacific Point Resort, Peregrine Hospitality Group. The hotel itself is existing; this page concerns only the grounds.

The proposed work is in two areas, the Bluff Lawn behind the main lobby and the East Garden. It includes raised landscape planters, 4,300 square feet of synthetic turf, 7,049 square feet of California native plantings, 3,725 square feet of pervious path and patio paving, 1,900 square feet of concrete patio, portable seating and firepits, and new or repaired wrought iron fencing. Some of these improvements already exist on site without a permit record, and the application would establish both existing and new improvements as approved. Conditions require PFAS-free artificial turf, native coastal plants, pervious and removable paving, 90 percent transparent fencing set back at least 10 feet from the bluff edge, and a recorded lateral bluff-top public access easement of 58 feet (the 100-year erosion setback plus 25 feet) along the full length of the parcel, before any building permit is issued. Four signed coastal access parking spaces must be maintained.

The Planning Commission was scheduled to hear the coastal development permit (P26-000018) and Categorical Exemption 2026-024 on October 27, 2026. The project is inside the Coastal Zone and appealable to the Coastal Commission. The outcome of the hearing, any appeal and any building permit had not been published in the records reviewed.
