Most of what we manage in Arroyo Grande sits on two streets. East Grand Avenue carries the town's shopping centers and professional offices, including Arroyo Town & Country Square, Central Financial Center and Fair Oaks Plaza. East Branch Street runs through the Village, where storefronts are older, smaller and full of character, and where a lease has to fit the building as much as the tenant.
Because we are based here, a vendor walk-through, a vacancy showing or a look at a roof leak doesn't wait for someone to drive in from another county. The same is true across the rest of the Five Cities: Grover Beach, Pismo Beach, Oceano and Shell Beach are all within a few minutes of the office.

- Leasing. Pricing the unit or space against current rents, marketing the vacancy, showing it, qualifying applicants and negotiating a lease that holds up for both sides.
- Rent collection. Tenants pay online through the AppFolio tenant portal, and we follow up on anything late.
- Maintenance. Requests come in through the portal, by form or by phone, with an emergency line for urgent problems. We coordinate the vendors and the work.
- Owner reporting. Statements, financial reports and property performance in the AppFolio owner portal, any time.
- Commercial leases. For retail, office and industrial owners: lease negotiation, renewals, and project management, the work the firm was built on.
You work directly with the firm's brokers, Glenn Thomas Martin and Samuel Fox Brennan, not a call center.
