The tenant portal

Tenants pay rent, submit maintenance requests, and view their account balance and history any time, from any device, through the tenant portal (AppFolio).

How maintenance works

  1. Emergencies: call

    Fire, a gas smell, or anyone in danger: call 911 first. For urgent problems like flooding, a major leak, or no power to the unit, call the emergency line at 805.234.5912.

  2. Everything else: submit a request

    Use the tenant portal or the form on this page. Say what's wrong, where it is, and whether we may enter if you're not home.

  3. We coordinate the repair

    The office arranges the work and contacts you about access.

Moving in

  • Review and sign your lease; it sets out rent, the deposit, utilities, and who handles what.
  • Set up your tenant portal account so you can pay rent and submit requests online.
  • Put utilities that are your responsibility under the lease in your name for your move-in date.
  • Walk the unit when you get the keys and note its condition, with photos.

Moving out

  • Give written notice as your lease requires.
  • Leave the unit clean, remove your belongings, and return all keys.
  • Give us a forwarding address for your deposit. For residential tenants, California law requires the deposit, or an itemized statement of deductions, within 21 days after move-out. Commercial deposits follow the lease and California law.
